We calculate everything before you make an offer. A first-time buyer's biggest fear isn't overpaying — it's "suddenly needing tens of thousands more on closing day." Before you sign, we consolidate land transfer tax, rebates, adjustments, legal fees, and disbursements into a single number.

We understand both Chinese and Canadian legal systems and the practical constraints on moving funds out of China (annual FX quotas, the compliance risks of multiple-person split remittances) — so we design the funds timeline in advance, preventing the closing-day "money hasn't arrived" crisis.

In a typical transaction, the total amount clients pay consists of three parts: legal fees + HST + disbursements. We provide a complete disbursement list, itemizing every amount paid on your behalf, with receipts.
Amounts are estimates and vary by property and transaction structure. If your property involves special circumstances (such as additional searches or investigations), extra costs may arise — and we'll tell you before they're incurred, with reasons. For transactions without special circumstances, the quoted fees are what you pay. Transparent fees, no hidden charges.
The client had never owned property and had budgeted on receiving the full first-time buyer rebate. During our eligibility verification, we found that the client's spouse had owned a property during the marriage. That fact directly affected rebate eligibility. The client adjusted the budget and ownership structure before making an offer — avoiding the discovery of a cash shortfall on closing day.
On an agent's advice, the client made a firm offer with no financing condition and won the property — then the appraisal came in below the contract price and the bank's funding fell short. We stepped in before closing, quantified the gap, and negotiated an extension with the seller's lawyer. The client ultimately covered the difference and closed — but the entire ordeal was avoidable by simply keeping the financing condition. In cases like this, what we can do is always far less than what we could have done before signing.
